DUBAI: Dubai Islands property sales have reached approximately AED 18.8 billion across 5,035 residential transactions, highlighting growing buyer interest in one of the emirate’s emerging waterfront destinations.
The figures cover the 12 months ending September 28, 2026, according to Dubai Land Department records analysed by Dubai Real Estate Data.
Meanwhile, median residential transaction prices reached AED 30,571 per square metre, approximately AED 2,840 per square foot, during the first seven months of 2026, according to property research firm AXD Immobilien. This represents a 17.7 per cent increase compared with the full-year median recorded in 2025.
Why is Dubai Islands attracting property buyers?
The waterfront destination comprises five islands covering approximately 18.6 square kilometres, with plans for more than 230,000 residents and around 62,000 homes. Its masterplan includes approximately 57 kilometres of coastline, including 21 kilometres of beachfront, alongside hotels, branded residences and leisure attractions.
Connectivity is another important factor, with three bridges linking the islands to the mainland through the Al Shindagha Corridor. Dubai International Airport is approximately 10 kilometres away, while Downtown Dubai is around 15 kilometres from the destination.
Branded residences enter the growing market
As Dubai Islands property sales gain momentum, developers are introducing residential projects aimed at buyers seeking waterfront living and hospitality-inspired services. Grovy Developers has selected the destination for Ramada Residences by Wyndham, its first branded residential development. The project is being developed in partnership with USquare Luxe Properties, with brand affiliation from Wyndham Hotels & Resorts.
Abhishek Jalan, CEO of Grovy Developers, described Dubai Islands as the next stage in the city’s waterfront development. He said the project combines local development expertise with international hospitality standards.
What will Ramada Residences offer?
The development will feature fully furnished one-, two- and three-bedroom apartments, alongside four-bedroom penthouses. More than 20 planned amenities include a temperature-controlled infinity pool, aqua gym, golf simulator and open-air theatre. According to the developer, the project is approved for short-term leasing, potentially providing owners with additional rental options, subject to applicable requirements.
Construction commenced in 2026, with handover scheduled for the third quarter of 2027.
What should investors consider?
Although Dubai Islands property sales indicate substantial market activity, buyers should examine individual project prices, payment plans, completion schedules and rental prospects before making investment decisions.
The reported 17.7 per cent increase reflects the change in median transaction prices between different periods, rather than guaranteed appreciation for individual properties.
Impact to expect
Continued development across Dubai Islands could attract additional residential investment, support tourism infrastructure and increase demand for waterfront homes. Improved connectivity and new hospitality-branded projects may also strengthen the area’s appeal, although future property performance will depend on market conditions, construction progress and buyer demand.
