Dubai property visa offers residency without employment

by WM_admin

DUBAI: Living in Dubai without a job or employer sponsorship is possible for eligible property owners following changes to the emirate’s real estate residency rules. The Dubai property visa offers qualifying investors a two-year residence permit, even when their property is worth less than the previous Dh750,000 minimum.

The changes, reported on April 29, 2026, were introduced through the Dubai Land Department’s Cube platform, removing the minimum property value requirement for sole owners and revising conditions for jointly owned properties.

Who can get a two-year Dubai visa without a job?

Under the revised rules, individuals who fully own qualifying property in Dubai can apply for residency regardless of the property’s value.

For jointly owned properties, each applicant must hold a share worth at least Dh400,000.

This means owning an eligible lower-priced apartment may provide a route to residency without relying on company sponsorship.

However, property ownership alone does not guarantee approval. Applicants must meet the relevant immigration and financial requirements.

Do you need a salary to qualify?

A salaried job is not necessarily required, but applicants must demonstrate sufficient financial resources.

According to Dubai’s General Directorate of Residency and Foreigners Affairs (GDRFA), property owners must have a monthly income of at least Dh10,000 or demonstrate financial solvency throughout their stay.

The authority also lists income documentation and six months of bank statements among its requirements.

Applicants without employment should confirm which alternative financial documents will be accepted before applying.

What property requirements must applicants meet?

The property must satisfy the authorities’ ownership and eligibility conditions.

GDRFA specifies that eligible properties must be fully constructed and habitable. Undeveloped land does not qualify under its published guidance.

Applicants should also note that GDRFA’s general guidance refers to full ownership, while Dubai Land Department rules permit qualifying joint owners.

Joint applicants should therefore confirm their individual eligibility with the processing authority.

How to apply for the Dubai property visa

Applicants can use the Dubai Land Department’s Investor Residence Application service, known as Taskeen.

The process involves submitting a passport, electronic title deed, photograph and a Dubai-issued good conduct certificate, alongside any additional documents requested.

Applicants must attend an authorised service centre in person, complete the required medical examination and pay the applicable fees.

How much does the two-year visa cost?

The Dubai Land Department currently lists the two-year investor residence service fee at Dh10,212.50.

Its estimated processing time is seven to ten working days, subject to successful document verification and approval.

Eligible property owners may also sponsor their spouse and children, subject to separate requirements and charges.

Impact to expect

The revised rules could make Dubai residency more accessible to owners of lower-value properties. By removing the previous investment threshold for sole owners, the changes may encourage interest in more affordable homes while offering qualifying investors greater flexibility to live in Dubai without depending on employer sponsorship.
